What are some typical expenses covered by the Lessor and Lessee? While not all-inclusive, this list covers some of the more common expenses and who is responsible for them:

(1) Toilet leaks (a running toilet) or sink leaks can be VERY expensive– hundreds of dollars. Pass the word around your office staff to notify you immediately anyone hears or sees a leak. Although we appreciate being kept in the loop for any repairs like this, you should call a plumber on your own if it is not fixable by one of your own staff.
(2) Maintenance includes common area items like cleaning, re-stripping, light bulb replacements, weeding, graffiti removal, etc. which are coordinated by 2910 LLC.
(3) If caused by tenant, 100% tenant responsibility. If vandalism, tenants are responsible for up to the insurance deductible only.
Who calls and who does the work?
- Minor maintenance and repairs are ordered by the tenant directly with the vendor, such as a plumber for toilet or sink clogs or a carpet cleaner. Lessee shall notify Lessor of work they are having done.
- For more involved issues, Lessee shall notify Lessor of the issue, and Lessor shall order and coordinate the work to be performed and Lessor/Lessee(s) will negotiate a % split for the costs. Some of the costs for maintenance and repairs are shared between multiple tenants.
- Certain building services (HVAC for example) is under contract with Lessor. Any repair requests should be submitted to Lessor who will coordinate with the vendor.
